Kailua Real Estate Weekly Wrap Up – Kailua Real Estate Activities, Week of April 15

Kailua Single Family Homes

Kailua’s real estate activities of single family homes this week has decreased since last week. 

A total of 4 single family homes sold ranging from a 3 bedroom, 1 bath home in Olomana that sold for an even $500,000 to a 5 bedroom, 2 bath home in Kalaheo Hillside that sold for $676,000. These 4 homes sold for an average of 97% of their list prices.

Of the 7 new single family homes that have hit the market this week, there are a handful of beauties that are well-priced.   The 4 bedroom, 5 bath, 3,000+ sf home on N Kainalu Dr  listed at $1,350,000 is quite a beauty. This cutom built house is within walking distance to Kailua beach. Aside from its large flexible floorplan it sits upon a decent size 10,000 sq. ft. lot. The new listing located on Lauloa St in Enchanted Lake has already gone into escrow! Some lucky buyer has already laid claim to this 3 bedroom, 2 bath gem.  If you would like information on any of these homes or have questions of other new listings available please let me know. Kailua Condos and Townhomes

The Kailua condo/townhome activity for is quite similar to last week.

Three Kailua condos/townhomes were sold and recorded this week. A 2 bedroom, 2 bath condo in Hokulani sold for $340,000 in addition to the 2 bedroom, 2 bath second floor unit in the Windward Passage building that sold for $425,000. 

There were 0 new listings of condos/townhomes in Kailua this week.

Annual “I Love Kailua” Town Party

Oahu Real Estate Market Update – March 2011

HONOLULU BOARD OF REALTORS® RELEASES
MARCH RESIDENTIAL RESALES STATISTICS

The Honolulu Board of REALTORS® released resale figures on April 7th for the month of March. According to the analysis conducted by the Board, using data collected from its computerized Multiple Listing Service (MLS) system, the statistics are:

Single-Family Home Resales

*Median price means half the prices were above and half below the given price.

During March, sales of 249 single-family homes and 331 condominiums were reported through the
Board’s MLS, decreases of 2.4 percent and 8.1 percent, respectively, for single-family homes and
condominiums from March 2010. The median price paid for island properties in March was $548,500 for
single-family homes and $315,000 for condominiums, a decrease of 8.6 percent for single-family homes
and a 1.6 percent increase for condominiums, compared to the same month last year. According to the
Days on Market indicator, sales closed at a slower pace last month compared to a year ago with single-family
homes listing for 41days up from 34 and condominiums listing for 46 days up from 36.

“The Oahu median prices for both single-family homes and condominiums are still constant, while the
sales volume for the market has slowed,” said Joyce Nakamura, President of the Honolulu Board of
REALTORS®. “As evidenced in the increase of pending sales, there is a continued demand for residential
properties, especially in the high-end market. The tightened inventory levels and low mortgage interest
rates make it an opportune time for well-qualified buyers to purchase a home.”
